Congratulations. VWAP are always a pleasure to do business with. It truly is no small thing to be able to do something for a living that one enjoys, to be adequately rewarded for it, and to be appropriately recognised for doing it really well.

Hm I suppose Tony, grudgingly, I will add my congratulations. I would have thought an outlet in another leading European capital city would be essential to win an international award.

Completely separate but commercial rents in Dublin have been badly hit by Covid (I'm just saying).
